‘Good Class Bungalow’ is a planning term of URA. Good Class Bungalows (GCBs) are safeguarded since 1980, where the land cannot be developed for more intensive use. Only 2-storey detached bungalows and strata bungalows are allowed (excluding basement). The minimum plot size is 1,400 sqm.

Landed Residential Properties sit on land that is exclusive and have their own individual land titles.

The Landed Housing Areas Plan is drawn up to help retain the character of landed housing estates, shows the locations of these safeguarded estates (including Good Class Bungalow Areas) and the type and storey height of housing that can be built in the estate.

The principal tools for land use planning in Singapore are:

  1. The Concept Plan: is a strategic land use and transportation plan to guide long term development over the next 40 to 50 years. It is reviewed every 10 years.
  2. The Master Plan: is a detailed land use and density plan to guide Singapore’s development over the next 10 to 15 years. It is reviewed every 5 years.
  3. The Special and Detailed Controls Plans: comprise the safeguarded Landed Housing Areas Plan, the Building Height Plan, Street Block, the Urban Design Area, Conservation & Monuments Plan, etc.

The Plans are available at the Urban Redevelopment Authority (URA). The Master Plan 2008 guides Singapore’s development in the medium term over the next 10 to 15 years and translates the intentions of the Concept Plan, resulting in detailed plans being prepared for various planning areas.
